Home Repair Estimator – $65. This takes your Home Inspection Report and will give you a estimated cost for each item listed that needs repair. Individual costs specific to area and zip codes.

Single-family home – $350 (single-family home up to 1500 square feet.) Add $75 for each additional unit in multi unit apartments. (Multi unit houses need each individual kitchen, bedroom, furnace, hot water tanks, electric… all inspected separately)

A typical home inspection lasts 3-4 hours.

Included in a typical inspection is:

The exterior of the home. This includes the grading of the property. The complete envelope of the home including roof, siding, gutters, foundation, exterior window, and door issues. Attached garage (garages that are not attached are an additional $65). Driveways, sidewalks, vegetation, electric, gas, AC unit, decks, porches, stairs, and railings.

Basement:

Foundation walls, moisture intrusion issues, French drains, sump pumps, furnace, hot water tank, laundry, insulation, and electric panel.

Crawl spaces/ Post & Pier foundations add $65. These Can be dangerous, as well as need specific documentation showing accurate Tie Down sites, materials used, and proper angles for mobile  homes, single wide and double wide structures for bank approval of loan. 

Living Areas:

Each room has the following tested and documented. Every window and door opened and checked, every outlet tested for proper grounding and function including operation of all GFCI breakers. Ceiling fans tested for balance, every wall, floor, and ceiling inspected for issues, every plumbing fixture checked and functionality verified, every appliance tested for functionality, every closet and cabinet opened and inspected.

Attic:

Proper structural integrity, insulation type, amount, R value and suggested R value for area. Roof sheathing inspected for past/ present water issues. Ventilation issues. Hundreds of HD Pictures, diagrams all included with a complete, encompassing report in a concise easy to understand report within 24 hours of the inspection. We will happily go over the report as requested at your convenience.

RADON TESTING

According to the United States Environmental Protection Agency (EPA), Radon is a naturally occurring colorless, odorless, tasteless gas that can cause cancer. Epidemiological studies have shown a clear link between breathing high concentrations of radon and the incidence of lung cancer. Radon is a contaminant that affects indoor air quality worldwide. And according to the EPA, radon is the second most frequent cause of lung cancer, after cigarette smoking, causing 21,000 lung cancer deaths per year in the United States. About 2,900 of these deaths occur among people who have never smoked. While radon is the second most frequent cause of lung cancer, it is the number one cause among non-smokers, according to EPA estimates. This test consists of a trained professional placing an electronic monitoring device in the lowest area of your home. This monitors the home for a minimal 48 hours to give you an accurate comprehensive report you can trust.  Our monitors record radon concentration, temperature, barometric pressure, and relative humidity once per hour for the duration of the test. Our monitors also have a sensor that detects if the monitor has been moved during a test. The inspector will then retrieve the monitor and electronically upload the results and send them to “Radalink” to compile and verify results. You can receive a completed report within hours of the monitor being picked up by the home inspector.

WATER PURITY TESTING

This is a test to determine the purity of your drinking water. We will collect the proper specimen from the home and deliver it to a certified CNY laboratory. We will get the results to you quickly in an easy to read report.

WELL WATER FLOW TESTING

A well flow test determines the ability of your well to accommodate you daily needs. Homes in rural areas often rely upon a well for drinking water. Well flow tests are commonly required by banks and lenders for the transaction to move forward when there is a well. However a well flow test is helpful for most people that are buying a property with a well. A standard well water flow test is graded pass/fail based on a minimum 3 gallon per minute flow rate over a period of 2 hours. This confirms that there is at least 360 gallons of water on continuous demand at the time of testing.

Septic Dye Testing

Septic Dye Testing is a non-invasive procedure that is sometimes used to determine the condition of the components of a home’s waste system. A septic dye test can expose obvious leaks and inadequacies in the system and indicate the need for repairs or alterations. It involves the introduction of a fluorescent dye into the septic system, which is “traced” to ascertain that the septic system can handle the volume of waste that is currently being put through it. This test is usually performed by a home inspector or a member of a local or state health department.

The septic dye test is sometimes REQUIRED as part of a Septic Certification by a lending institution before financing can be obtained from them for a home purchase. 

Since this type of septic inspection is a VISUAL inspection, it has many limitations. A home inspector or health department official can only report upon what is observed above-ground, which does not always give an accurate evaluation of the health of a septic system. Some home inspectors will not perform a septic dye test due to these limitations, because so many factors can influence the results. If the dye is observed on the ground surface, the home inspector will note this in the septic certification report and may recommend a more thorough, invasive inspection by a septic contractor to determine the extent of the problem.

Crawl Spaces are time-consuming and dangerous at times. Mold, wet environments, rodents, and live electric wires are only a few of the situations we run into. Add $65 for crawl space evaluations. Please add $50 for homes 100 years old or more. These homes usually have stone foundations. Due to their composition and lack of uniformity, stone foundations are more likely to have problems. These homes also have knob and tubing wiring. While not inherently dangerous, dangers do arise from its age, improper modifications, and situations where the building insulation envelops the wires.
